Q: Why would someone use CRÊT™?
A: Using CRÊT™ puts you in charge of your home sale. With CRÊT™ flat fee service, you decide how much you want to participate in the home selling process.
Q: Why would someone not use CRÊT™?
A: Many sellers are unwilling to look outside the current real estate practices and find freedom a scary thought. Some owners who have no value in home equity feel they should be giving it away instead of keeping the profit for themselves. With one flat fee, CRÊT™ helps with the marketing of your home.
Q: What is the Multiple Listing Service (MLS) and why do I need it to sell?
A: The MLS is the most technologically advance Real Estate marketing and advertising system in the world. Your local MLS exposes your property to more buyers and the Real Estate community. This technological tool brings traffic to your home all for a flat fee.
Q: How can I get into the MLS?
A: To be listed in the MLS, you need to have a Real Estate Company like CRÊT™ input your listing for a flat fee.
Q: Do I have to have a Real Estate Broker or Agent to get into the MLS?
A: Yes only MLS members have input access to the MLS.
Q. Can I become a member?
A. Only California Real Estate licensed Agents and Brokers can be MLS members.
Q: What is the difference between a Real Estate Agent and Broker?
A: A Broker has additional education and is held to a higher standard of professionalism and Industry knowledge.
Q. What qualifies CRÊT™ as a Broker?
A: CRÊT™ has Licensed California Real Estate Brokers. CRÊT™ is also a member of the California Association of Realtors (CAR) and the National Association of Realtors (NAR).
Q: Are you A Realtor®?
A: Yes, CRÊT™ is a Realtor® in good standing and has been since 1988.
Q: What MLS areas are included with CRÊT™?
A: For a flat fee, CRÊT™ covers all of Southern California through the MLS for CLAW, CRISNET, DAMLS, I-TECH, GSBMLS, MRMLS, SANDICOR and SOCAL.
Q: Can A For Sale By Owner use CRÊT™?
A: CRÊT™ would like FSBO, expired listings, probates, and distressed properties to use CRÊT™ as a marketing tool. We can help promote and advertise any property for a flat fee.
Q: I had my property listed with a company and it has expired from the MLS, can I use CRÊT™?
A: Yes you can. By using CRÊT™ flat fee service, you will benefit. When contacting us, please have your old MLS number available.
Q: Can I have photos of the property on the MLS and if so how many?
A: Yes, the flat fee includes one photo. Please provide us with at least one to a maximum of 10 to input into your MLS ad.
Q: What size photo and how do I get them to CRÊT™?
A: 500 X 350 pixels with a 100 dpi. You can E-Mail Us or US mail the photos to us.
Q: I only have hard copy of my photos, what should I do?
A: Mail the photos to CRÊT™ and we will scan them into the MLS for you. The first one is FREE, for additional photos there is a charge of $2.00 each.
Q: Do I have to pay a commission?
A: Yes, you will pay a commission to the buyer’s agent and his company who successfully completes the sale. The flat fee is paid to CRÊT™.
Q: Can I put my ad in the MLS and not provide a commission?
A: No, in order to place your ad in the MLS you must offer a commission.
Q: Can I negotiate the commission with the agent when they bring me an offer?
A: No, this is not a good idea. Trying to negotiate could cause legal problems for you later.
Q: Why do you offer this type of service?
A: For a flat fee, CRÊT™ wants to save sellers money. This is a good business practice and we get great referrals.
Q: My friend is a broker, why don’t they offer this service?
A: CRÊT™ does not have an answer. The California Association of Realtors along with the Department of Real Estate finds this process legal and within the ethical practices and standards set by the State of California.
Q: What can I advertise using the MLS?
A: Any Real Estate located in the United States. This includes, land, multi family dwellings, apartments, Mobil homes, PUD’s, Co-Ops, single-family dwellings, condos, town homes, commercial, mixed use and businesses.
Q: Can I advertise my rental property?
A: Yes, we have many landlords for whom we help find tentants.
